Stop industrial rezoning of 3560 Hamby Road (Application ZA3818)
The Issue
We hereby petition the Forsyth County Planning Commissioners ( see reference 2) and the Forsyth County Board of Commissioners (see reference 1) to: a) deny zoning applications ZA-3816 and ZA-3818, and b) not approve the proposed Future Development Map without modification, as both are considered detrimental to the residents in the Hamby Road area.
On the first point, we request denial of ZA-3816 and ZA-3818 since HB and M1 zonings are incompatible with this residential area. The multiple variances confirm the property is unsuitable for the requested rezonings. Highway Business should be limited to the Highway 9 area. And industrial business should be located in one of the various industrial parks in the area, such as Nine North Drive, Shirlee Industrial Way, or Nine McFarland Drive. Lastly, we note that County Commissioner Todd Levent is a party to the requested rezonings and brother to applicant Glenn Levent, and thus has a conflict of interest and so must recuse himself. This leaves us with lack of representation in District 3. We request the remaining commissioners fill that role.
On the second point, we request revision to the proposed Future Development Map to reflect Hamby Road as a residential area with commercial development restricted to properties close to Highway 9. The Map should revert back to the previous Comprehensive Land Use Plan which reflected the area as predominantly residential. The Oakside at Hamby residential development established in the mid-2000s solidified the area as residential, and at that time previous county commissioners confirmed that further commercial business encroachment down the road would not be allowed. The proposed Map which shows the entire road as Employment Center is inconsistent with the residential nature of this area and arbitrarily imposes a change that the community does not want.
