Formal Objection to Site Plan and Bulk Variance Approvals for 61 Cathy Lane

The Issue

TO: The Florence Township Planning Board 
RE: Blue Stone Cathy Lane LLC (61 Cathy Lane; Block 163.01, Lots 3.01 & 3.07) 
HEARING DATE: June 2026

We, the undersigned residents and property owners of Florence Township, concerned citizens of the surrounding areas, and motorists who regularly travel the US Route 130 and Florence-Columbus Road corridor, hereby submit this formal petition of objection.

We request that the Planning Board DENY the requested bulk "c" variances for lighting setbacks and property line illumination spill, and mandate strict modifications to the proposed site plan based on the following substantial detriments to our community:

Light Pollution & Trespass: The applicant proposes 10 industrial GE Evolve fixtures. These sit on 24-foot-high poles. The Type IV Asymmetric Forward optics will still provide glare to the side and back beyond the blocking capabilities of the buffer This glare will directly trespass into residential bedrooms, eliminate neighborhood privacy, and destroy the residential character of the buffering zone.

Unstudied Traffic Safety Hazards: Cathy Lane lacks the width, structural base, and median infrastructure required to safely absorb frequent tractor-trailer traffic. The applicant omitted a mandatory Traffic Turning Analysis. Furthermore, exiting trucks face severe logistical constraints and those traveling the Turnpike will cause increase backups on Florence-Columbus Rd via use of the jug handle.

Acoustic and Environmental Detriment: Despite restrictions the facility operates a 24/7 commercial truck operation. Engine noise and safety backup alarms already disrupt our homes at all hours. The removal of trees along the Turnpike will add to the increase in traffic noise that will not be buffered by the proposed trees along Cathy Lane.

We urge the Board to uphold the protections of Florence Township's standing ordinances, and protect the health, safety, and property values of its residents.
