Adding 60MM SF of development and a modest 3% property value appreciation per year will cause Reston station area property values to increase nearly 7-fold to more than $54 BILLION, now $8 BILLION. That means that annual base real estate tax revenues there will grow by $7.5 BILLION over the next four decades without any tax rate increases. What justification is there for making Reston residents pay an additional property tax to help cover a $108MM-$175MM "funding gap?"
