Fair Lawn, NJ - Say NO to 24/7 Gas Station & Convenience Store in Our Backyard!

The Issue

We are asking for community support to defeat a use variance application that is threatening our neighborhood.

ADPP Enterprises, Inc. has applied for a use variance to permit a 24-hour gasoline service station and 2250 sq. ft. convenience store at 16-09 Rt. 208 South and 14-08 Emerson Drive. This site, currently zoned for residential use, directly borders our residences and, if approved, would have a negative effect on the quality of life and property values of each of us. The proposed gas station would bring environmental (fumes, signs, lights) and noise pollution to our neighborhood as well as increased traffic and the potential for loitering, crime and vandalism.

There is NO NEED for a gas station or a convenience store in this neighborhood. There are at least 4 gas stations within a mile of this location. Likewise, there is NO NEED for a convenience store since the Shop Rite, Dollar Store, Krauszers and CVS are nearby.

In addition, Fair Lawn zoning regulations referring to “gasoline service stations” stipulate that “no such use shall be located within 1,000 feet of a public park". The proposed project is located significantly less than 1,000 feet of the Violet and Marty Etler Park, which most of us, our children and neighbors use and enjoy.
