I am uploading the full, redacted Freedom of Information (FOI) response that I received.

To say that I have serious concerns would be an understatement.

Q1a. Please confirm whether the lease for Redwood House was signed by the end of June 2025 as previously stated, and if so, provide the exact date of signing.

A1a. The Lease for Redwood House was legally completed on the 21st July 2025.

Q1b. A copy of the initial draft lease agreement and the current revised lease agreement (or a summary of their key terms if the full documents exceed cost limits).

A1b. The Trust is not in a position to release a copy of the initial draft lease agreement and the current revised lease agreement as the Lease belongs to the third party provider, Barnardo’s, which contains commercially sensitive information.

Q2b. Please provide the total projected or actual expenditure for Redwood House, broken down into the following categories:
Furniture and equipment?

A2b. The costs of furnishing the property amounted to a figure of £15,000.

Q2c. Fire safety works?

A2c. The Estates Department have committed a projected spend of £50,000 towards Fire Safety work.

Q2d. Other estate modifications or building works?

A2d. Please refer to A2c.

Q2e. Utilities and maintenance?

A2e. The Home is not currently open and the Trust have therefore not been issued with utility bills for the running costs of the Home.

Q2f. Projected staffing costs and staffing model for operating Redwood House (e.g. number of staff per shift, day/night cover, relief staff)?

A2f. Projected staffing costs amounts to £1,157,662.00 per annum. There will be 5 staff deployed between 7am until 10pm. Redwood House will operate a waken night model with 2 waken night staff and one sleep-in staff. There will also be a band 7 manager deployed on a 9 to 5 basis.

Q3a. The number of children currently on the waiting list for respite/short breaks in the Trust area?

A3a. There are 15 families awaiting to receive Short Breaks in the Trust area.
