I've contacted the Costco real-estate/construction rep in Sterling, VA and he didnt seem convinced there was enough homes/families or interest and felt we could drive to Frederick or Winchester. I can't count how many times I've heard at events people in Jefferson County say with all the houses being built that the grocery stores won't keep up.
