As a developer in the Niagara Region, I aim to approach each project with care and a commitment to both progress and tradition. I’ve spent most of my life as a real estate investor and developer, dedicated to creating smart and innovative projects that benefit the environment, generate employment, and enhance the business potential of local communities. A key focus of my career has been in developing neighborhoods that incorporate small farms, recognizing the dual benefits they offer to the environment and to farmers.

Throughout my journey, I’ve often faced resistance from municipalities when pushing for these innovative small farming projects. Despite the challenges, I've remained committed to advocating for proactive and intelligent development ideas.

In uncertain times, blocking developments that create jobs, support local businesses, and offer diverse housing options only makes it harder for our communities to thrive. People need real solutions, not obstacles.

I have always approached development with integrity, avoiding any measures that could be seen as falsifying or misleading. My innovative ideas aim to support smart and responsible growth. The City of Fort Erie, like any other successful municipality, must address its issues with foresight and intelligence. 1 Burns Place, Fort Erie is a historical and sacred piece of property that I hold dear. Despite my efforts to promote small-scale farming and sustainable development, I have faced tremendous losses and resistance from the regional Niagara authorities and its municipalities. I have been unfairly targeted and portrayed as a villain, when in reality, I have worked tirelessly for the benefit of my family, my community, and the environment.

My History: The Key to Understanding the Developer

Throughout my years, I have been deeply committed to encouraging and building neighborhoods centered around small farms. Despite meeting all the requirements and retreating to various compromises, I have yet to receive the necessary building permits to bring these projects to life. This has been a source of great frustration and disappointment, but I remain steadfast in my vision for a better future.

Studies show that small firms and businesses provide significant economic benefits, surpassing those of medium- and large-scale operations. In addition to farming, small businesses offer farmers a greater rate of return on investment. This success reduces the need for governments to provide grants and financial assistance, thereby saving public funds. The improved performance of small businesses can turn success factors around, increasing the profitability of local neighborhoods.

Moreover, small-scale farming techniques are notably better for the environment. By employing sustainable methods, these farms contribute to environmental preservation while simultaneously fostering community development. The dual benefits of economic growth and environmental sustainability make small farming an essential component of innovative and responsible development.

The ongoing economic crisis, depending on how our government handles this serious situation, requires urgent and thoughtful action. I firmly believe that discouraging innovative projects like mine is the last thing the government or local residents should be doing. My development projects have the potential to create great opportunities for people, foster clean and thriving businesses, and provide significant environmental benefits.

"Continue History at 1 Burns Pl – A New Chapter for Fort Erie" Emphasizing that the site is a living piece of history, this title invites residents to help write the next chapter of Fort Erie's legacy.  As a landowner and developer, I am committed to making a positive impact. When I came to this area, I immediately developed a deep appreciation for its potential. Through my work, I aim to contribute to the community by promoting sustainable growth, creating jobs, and enhancing the local environment. My dedication remains unwavering despite the challenges, and I continue to focus on building a brighter future for everyone involved.

The housing crisis we face today stems from the actions—or inactions—of our bureaucrats and politicians. They have not taken the necessary steps to properly analyze and approve the programs and projects required to prevent such a crisis. Furthermore, these same shortcomings hinder our ability to potentially weather disastrous outcomes resulting from the United States' tariff policies. These tariffs could lead to massive inflation and widespread job losses. Despite these challenges, I, Carlo Montemurro, continue to work tirelessly, even at 92 years old, for the benefit of the people of Ontario and the residents of its municipalities. "Transforming 1 Burns Pl: Reflecting Our Past, Shaping Our Future" I have Highlighted the dual goals of acknowledging history while responsibly planning for the future, this will appeal to both tradition lovers and forward-thinking residents.

In preparing this petition, after speaking with many residents of the Niagara region, I have concluded that the community would benefit greatly from replacing the broken and damaged trees with a multitude of new, young, fresh, live trees—far more than the few that have been cut down. Planting Roots for a Historic Future at 1 Burns Pl A poetic nod to both the literal act of planting trees and the metaphorical planting of a legacy, this title pairs environmental action with historical preservation.

Additionally, I intend to propose amendments to the design of the new semi-detached homes. I believe that builders should construct these homes in a Victorian style that closely resembles and matches our historical houses. This design approach will ensure that the people of Fort Erie can live in, enjoy, and cherish a historical area that continually creates lasting memories and honors our heritage. "Save Our History: Victorian Revival at 1 Burns Pl, Fort Erie" Addressing both the architectural style and the historical significance, this will challenge builders and community members alike to honor the aesthetic and legacy of the area.
