As residents who live on Shadow Mountain Drive, we could be severely impacted if we allow the proposed Full Send Bike Ranch development to be built on our road. The plans include multiple components including chair lift, retail and food/beverage/entertainment with plans for a bar and food trucks/other vendors. This development poses a negative impact with our daily lives, our safety and the disturbance it would cause to our rural residential area with our beautiful landscape. If you live on Shadow Mountain and want to stop this from happening, here are a few points to consider for signing this petition to stop the Full Send Bike Ranch development from happening.

 

From the limited details currently available, they plan to operate April through October during daytime only. See links below for more information.

 

Traffic/Safety Concerns

  • The FAQ page on the developer’s website states they intend to perform a formal in-depth traffic survey to understand the impact and mitigate strain on community roadways. The following are points to consider.
  • Shadow Mountain is a curvy, two lane road.
  • We already have people who speed on a daily basis and cause accidents.
  • The majority of residents have blind driveways where you cannot see if there is a car coming, let alone when they are speeding at 50 mph. Accidents have occurred as a result.
  • Adding a bar will encourage people to drink and drive and think it is ok because Shadow Mountain is not monitored 24/7. Shadow Mountain is challenging for people unfamiliar with the area; adding reckless people drinking and driving is very concerning for everyone’s safety.
  • The FAQs state they envision offering different kinds of access to enjoy the forest (e.g., hiking, dog walking, cross-country skiing, etc.), leading to an additional increase in traffic above and beyond bike riders. Trailhead parking for Flying Jay and Maxwell Falls trail systems are already over capacity.
  • There is already a significant bottleneck issue at the intersection of Highway 73 and Shadow Mountain. This poses a safety concern and will cause even further delays for people who live in the community and require this access for daily living activities (e.g., commuting to work).
  • The developer will need to bring in large equipment such as cement trucks, tree removal and dump trucks, to name a few, over a multi-year period.

Other Concerns

  • Bringing a significant number of additional mountain bikers to the area could lead to increased bike traffic on already busy hiking trails, which poses a safety concern.
  • Developers would not have to pay any mil taxes to Jefferson County or Elk Creek Fire Department, yet these resources would be responsible for responding to all the accidents on the road and the visitor accidents on the ranch.
  • Elk migrate along North Turkey Creek next to Shadow Mountain Drive. The development of this project and ongoing operation could severely affect elk migration.
