DENY Shearwater 210 PUD 2023-22
The Issue
SHEARWATER 210 PUD 2023-22
We are asking the St John’s County Board of Commissioners to DENY the SHEARWATER 210 PUD 2023-22. We are opposed to this PUD for some of these reasons:
1 - The preliminary plan included two 35 ft tall medical/office buildings with 72,480 square feet, which is the maximum allowed by St Johns County, will be our view as we enter into our neighborhood. A medical/office development per Matthews Design Group (MDG) requires 290 parking spaces. That means a possibility of 290 more cars will be using our right turn lane from the west to enter that development.
2 - The traffic from Greenbriar to Cimarrone will be 122.2% over capacity DEFICIENT after the 210 road construction is completed. This development will overburden not only 210, but also Shearwater Parkway with the traffic that will enter our community to make a U turn in order to travel back west on 210. Also, Shearwater residents are responsible for the upkeep and cost of Shearwater Parkway.
3 - Shearwater currently has issues with water pressure both inside and outside our homes, and a lack of irrigation water for our lawns. This commercial development will utilize approximately 10,870 gallons per day of potable water, and generate 10,870 gallons per day of sanitary sewer use per their plans. Per JEA, the #1 Connection Point for this development will be the existing water main along 210, and the #2 Connection Point will be the existing water main along Shearwater Parkway for potable water. The #1 Connection Point for reclaimed water will be the existing water main along Shearwater Parkway. JEA hopes this will improve after the 210 construction is completed. If not, this project will exacerbate our issues with water pressure.
4 - Shearwater students will be at the new school in the Fall. But that means Timberline Elementary will have more students coming into Shearwater from outside our community to fill those seats vacated by our students. Now add additional traffic from the commercial development that will be using Shearwater Parkway for a U turn. Shearwater residents know it will be even worse on a rainy day. Overburdened streets become a safety issue with all the additional school buses, additional school vehicular traffic, Shearwater resident vehicles, and commercial vehicles entering and leaving our community.
Therefore, we are asking you to DENY the Shearwater 210 PUD 2022-23.
