The proposed rezoning of PID 24-129-1101 from Agricultural/Forestry (AF) to Rural Residential 10 (RR-10) poses a serious threat to our community's way of life and economic stability. We urge the Board to deny this rezoning request, which runs contrary to the Cass County Comprehensive Plan 2021.

Cass County has a clear vision for our land use: maintain agriculture as the primary function of our rural landscapes. The Comprehensive Plan explicitly advises against reclassification of agricultural land and supports retaining larger farm parcel sizes, typically around 40 acres, to ensure sustainable farming practices and preserve our agricultural heritage. The proposed rezoning contradicts these guiding principles and undermines our community’s long-term goals.

Furthermore, rezoning requests must adhere to well-established guidelines designed to protect the character of the area and the rights of current residents. Converting AF-designated land to RR-10 would introduce significant changes that are not in harmony with the existing land use, potentially disrupting neighboring farms and residents. Such a rezoning could lead to increased suburban development, parcel fragmentation, and could put undue pressure on infrastructure and services. This is not consistent with maintaining the rural character that predominates in Cass County.

The agricultural landscapes are not only crucial for our local economy but also form a vital part of our community identity and environment. Allowing this change would set a concerning precedent for the future of farming in our area, encouraging further urban sprawl and compromising agricultural viability.
