The Issue

As a proud property owner in Ocean Pines, the serenity and community feel of our neighborhood are crucial to my daily life. Proposed Rezoning Case No. 453, which intends to change the zoning classification of approximately 14.72 acres along Racetrack Road from R-2 Suburban Residential to R-3 Multi-Family Residential, threatens to disrupt the essence of our community.

The shift from R-2 to R-3 zoning would enable higher density developments, leading to increased traffic congestion, strain on local infrastructure, and potential environmental impacts. Our suburban setting is cherished for its spaciousness, natural beauty, and peaceful environment. Introducing multi-family residential units not only risks overcrowding but it can also significantly alter the character and charm that so many of us moved here for.

Moreover, the infrastructure of our area, including roads, sewer systems, and public services, may not be equipped to handle the additional burden that a higher density development would bring. This could lead to increased costs for the county and its residents, both in terms of financial expenditure and in terms of quality of life.

In addition to the practical concerns, there is also a preservation aspect. Rezoning this parcel could set a dangerous precedent for future developments, undermining our long-standing community planning and conservation efforts. We owe it not only to ourselves but to future generations to maintain the standards and way of life that Ocean Pines and its surrounding areas represent.

I urge the Worcester County Commissioners to consider the long-term impacts of such a decision. Let us protect our community's legacy and quality of life by denying Rezoning Case No. 453.
