Echelon by Leadership Properties is asking Bentonville officials to rezone 1602 NW 3rd Street from R-1/R-Estate to Planned Residential Development (PRD).  If PRD zoning is approved, the developer will build 9 single family homes and 12 3-story townhouses.

PRD zoning is out of character with surrounding neighborhoods which are zoned R-1 and the City’s Future Land Use Plan which zones the area  Neighborhood-Suburban.
