1554 Hill Drive - Eagle Rock Opposed to turning property into a retreat for the Priest
The Issue
Here is an update From the Meeting Tuesday Night @ 7P.M. re: 1554 Hill Drive Eagle Rock, CA 90041
Next meeting will be Tuesday Nov. 1, 2016 @ 7P.M.
At the Land Use and Planning Committee hearing October 18, after 2 hours of testimony and discussion, 106 petitions against, and 100% attendees against, the Chair David Greene put forth a Motion to Approve the CUP, and deny the height variance. The Motion was approved with one member voting against.

ZA-2016-1406-CU-ZAD, 1554 W HILL DR 9004, CONDITIONAL USE PER SECTION 12.24.W9 FOR THE CONSTRUCTION AND OPERATION OF A RELIGIOUS RETREAT FACILITY IN THE R1-1 ZONE AND ZONING ADMINISTRATOR'S DETERMINATION PER SECTION 12.24.X28 TO PERMIT A 40-FT IN HEIGHT RESIDENTIAL STRUCTURE IN THE R1 ZONE LOCATED IN A HILLSIDE AREA IN LIEU OF THE PERMITTED HEIGHT OF 33 FEET FOR A SLOPING LOT.
In my opinion, there is an opportunity to change this direction at the full ERNC Board November 1, however this is an uphill fight. More petitions and attendance at the November 1 hearing will be needed. Since the LUPC decision was not unanimous, this opens the door slightly for the full board to take a fresh look. David Greene made a major point that once a CUP is approved, it is for life, and undoing a CUP is rare.
Questions of what if the church decides to sell the property in 10 years or so, ala Los Feliz, and wants to change the usage of 25 hotel rooms, the ERNC and Planning Department would need to approve. However, a usage change would be likely since what other use is there for a 25 room with large dining rooms!

I represent that I live, work real property in the Eagle Rock neighborhood of Los Angeles. I oppose The Bird Nest LLC'S permit Application to construct and operate the proposed project identified in City of Los Angeles Planning Case No. ZA-2016-1406-CU-ZAD on the zoned single family home site, location at 1554 Hill Drive, Los Angeles, CA 90041
