Demand the removal and replacement of the Summer Creek Colorado HOA

The Issue

My wife and I are residents of Summer Creek, Colorado, and like many of our neighbors, we are intimately aware of the impact that our Home Owners Association (HOA) and its management company has had on us. The current HOA, overseen by Premier management and led by Ed Lampe, fails to effectively and ethically execute its duties. Too often, it is the residents, including our respected veterans, who bear the brunt of their inaction or misuse of authority.

Despite being designed as entities that are supposed to increase the value of our properties and improve our quality of life, our experiences have shown that our HOA has taken advantage of us, using our hard-earned money without showing tangible results. Furthermore, the absence of clear regulation and oversight has allowed certain behaviors to continue unchecked.

This issue affects everyone who lives in and around the Summer Creek area in Thornton, Colorado. By signing this petition, we can demonstrate the collective desire of our community to disband our HOA. Remove the layers of unnecessary management, let our community thrive without unwarranted interference, and create a more harmonious neighborhood for all.

Ed Lampe and Premier Management not only cashes checks late to charge a late fee, but fines us for hilariously petty “infractions “ that he makes up in his head  We asked for all the paperwork to show what we owe, and he sends us someone else’s statement   Besides being shady, it seems like he needs to retire   Can’t get information or contact the HOA Board members, and Ed has crossed the line too many times   If you live in summer creek, and have issues with the HOA please contact me    Thanks for your patience and support

As residents, we are all fed up with the HOA board's unwavering endorsement of Ed Lampe, who has proven himself to be nothing but a conniving criminal. His actions and deceit have not only tarnished the integrity of our community but also eroded our trust in the board's leadership. It's time for a change; we deserve a board that genuinely represents our interests and prioritizes the well-being of our neighborhood over personal gain. 

What really set things off was when a few homeowners, including myself, decided to dig into the financials. We requested records, which, according to HOA regulations, we had every right to see. That’s when things got hostile. Suddenly, our emails went unanswered. When we showed up to HOA meetings to ask questions, we were either ignored or told we were being “disruptive.” It was clear they wanted us to shut up and pay.

 


Meanwhile, selective enforcement of rules became the norm. Some homeowners—those who seemed cozy with the HOA board—could break the rules without consequence, while others were fined for the smallest infractions. One neighbor was fined for having their trash can out a few hours too long, yet another house down the street had an illegally parked RV sitting there for months with no repercussions.

 


To make matters worse, any attempt to replace the board was met with resistance. When enough homeowners tried to organize a recall vote, Premier made the process as difficult as possible, conveniently “losing” paperwork and miscounting ballots. It became obvious that they weren’t just mismanaging the community; they were actively working against us.

 


This HOA was supposed to improve our quality of life, not make us feel like we were paying into a black hole. Instead of transparency and accountability, we got higher fees, broken promises, and retaliation against anyone who dared to ask questions. And as long as Premier Management and Ed Lampe remained in charge, it was clear that nothing would change.

 


So, what do you do when your own HOA is working against you? Some neighbors have suggested legal action, while others are considering withholding payments until we get real answers. One thing is certain—this HOA isn’t acting in our best interests, and we refuse to sit by and watch them bleed us dry.

If you’ve ever dealt with an HOA like this, you know the frustration. It’s time we take back control of our community before they run it into the ground.
