Demand Safe and Habitable Living Conditions at Glenarden Woods Apartments

The Issue

I am a resident of Glenarden Woods Apartments, living in unit 8108-711. Since the day I signed my lease on February 15, 2023, I have been battling with mold, water damage, broken front door locks and caving structures. It is now November 20, 2023 - nine months later - and these issues remain unresolved.

As an individual suffering from asthma and allergies, these conditions are not just inconvenient but pose a serious threat to my health. Mold can develop from water damage within just 18 days of sitting idle. This means that every day that passes without repairs being made is another day where my health is put at risk.

Moreover, the faulty front door lock leaves me vulnerable to potential burglaries. The lack of security measures puts both my physical safety and personal belongings in danger.

Despite these hazardous conditions that clearly violate tenant rights for safe housing under Maryland law (Real Property Section §8-211), the management has threatened eviction instead of addressing the problems.

This petition isn't just about one apartment unit; many other units in this property face similar issues. We need immediate action from Glenarden Woods Apartments' management to ensure all residents live in habitable homes free from health hazards and security risks.

We call upon local authorities in Glenarden MD to intervene on our behalf so we can live safely and securely as we deserve. Please sign this petition to demand safe living conditions at Glenarden Woods Apartments!

Glenarden Woods Apartments,
The property has breached my lease since I signed it. The facts they are stating are wrong, they lied from the beginning so they will lie now. I posted my experience here online to multiple platforms to get further help because it seems to me that I cannot get proper help through Management. My experience here as my first time renting an apartment has been stressful, depressing, and unsafe. Because my front door, mold, & filthy air vents. Mold can harm your organs and reproductive system. As I have severe Asthma & Allergies. I have contacted them many times on certain issues that haven't been corrected as of 08/11/2023.
I called for weeks after being approved on February 6th, 2023. Asking for a walk through date, instead they gave me a move date for February 15, 2023. Still no walk in. I called and called and called, no answer. I came February 15th hoping for a walk through. Instead the day of Ms. Mya Prince tells me that the bathroom and Kitchen need to be glazed. I asked if I needed to put my spouse on the lease, she said no and just put 2 occupants dwelling in the unit. I trusted her , agreed & I signed the lease on February 15, 2023. knowing that the bathroom & kitchen needed to be glazed. I walked in the unit and it was a whole totally different story. The unit was unfinished. I contacted her for a refund or prorate until she is finished. She did not, she said she will hold the security deposit for March 3rd. No new lease was signed. Property promised to be finished that Friday week of February 15, 2023. Bathroom was not glazed until February 23, 2023. My door was the main priority. Door at first was not catching and staying locked without the top lock on (hence me not having my toplock key) the maintenance man kept coming back and forth trying to rig the door in different ways instead of changing the whole door. Now the way they did it the door is difficult to get out. Say it is a huge fire and a robbery is active. I can't easily open my door and run out. Causing me to spend money on cameras and security devices. It is still not fixed to date 08/11/23. Mold, doors & vents are top priority. They did not care, Glenarden Woods Apartments took my money

 and had me living in unsafe & unhealthy conditions. The kitchen sink, oven, fridge, garbage disposal, air filter, front door, and cleaning was not installed. I emailed her and told her I will give her till March 3rd to physically move in. Because of these issues:

- Air Ducts (filthy)
- Kitchen Sink Cabinet (molded)
- Garbage Disposal (not working)
- Door Alignment (needs new door)
- Top and Bottom Lock (does not catch)
- Mailbox Key (I do not have)
- Top Lock Key (I do not have)
- HVAC Closet Key (Check Air Filter)
- Fire Extinguisher (Not one in building)
- Big Hole In Wall By Kitchen Sink (Needs repair)
- Hairline Crack in toilet tank (Needs to repair) for future leaks.
They paint over mold, debris, & stains. Then resell to someone to deal with the problems.
The molded kitchen sink cabinet was not fixed until April 1st, 2023. RayVaughn was there all the time to meet maintenance & the Property Manager for repairs. Why have a tenant living like this for 4 months? I just moved in. I should not have an extensive list of repairs and I haven't been there for a month yet! I asked for my rent to be prorated or free due to unsafe living conditions. She did not. I was put in an unfinished, unsafe & health hazard unit. The unit was moldy, dirty, air ducts and vents were filthy. My front door is unaligned, cracks in the top and bottom & it does not lock or lock properly like a lock is supposed to. The maintenance man came to fix the door and could not because it is completely off frame. He put a thick piece of paper in between the deadlock so it can meet with the door and lock, that was a temporary fix. Basically rigging everything they can to save money and not fix things properly. Property manager tells me she will order a new door and have it put on. Now it is April 26th still no new door and she is telling me that it does not need to be fixed. No one wants to be paying for half put together stuff when I wake up everyday and work hard & I am giving Glenarden Woods Apartments all my hard earned money. Just to be treated wrong. I’m quite sure they can lock the door and not have to worry about it

 being kicked in easily or mice, rats and rodents easily getting in because of a crack, due to the door being misaligned. I have paid every month's rent even though my apartment is still like this. So I did not get penalized. She will not accommodate me with any reimbursements or relief. I have not caught an attitude or said anything foul mouthed. I normally sent RayVaughn to the office every time to talk with Mr. Holley, because I am always at work. I simply contacted her with the issues over and over and asked for updates and didn't receive any response or updates until months later, Patiently waiting on them & also giving them time, because as a human being I know everything doesn’t happen overnight. I need to be reimbursed for the code violations, unsafe & unhealthy living conditions. & Start out on a clean fresh paying record, The right way. I am still paying rent even though they breached the lease.
There is a new leak from the unit above me starting June 10. That still is not fixed till 08/11/2023. It was leaking through my whole bathroom and hallway ceiling. They only fixed the caving drywall over my shower, knowing that the whole bathroom and hallways ceiling needed to be fixed. Later July 11th my whole ceiling, carpet and walls were soaking wet. They claimed to come fix it but they never could because they need to fix the main problem first cause the lady over top of me is never there and they do not have a key to her unit. Management still has not contacted me. So it has been a whole month since this wet soaking moldy smell, caving in ceiling, & water coming from the light fixture and no one has given me an update on when and how they would be coming to fix this issue. Causing me to miss work and have loss wages, emotional distress & respiratory complications.
I was promised Friday July 13th, 2023 the contractors would be coming out to fix the issue. They did not contact me or come, this caused me and my spouse RayVaughn Lomax to go up to the office to speak to them in person on why they haven’t contacted us or come to fix these issues.
Regardless of anything they say, Before it came to my violations, Glenarden Woods Apartments Property Manager still breached the lease. Those issues were there soon as I signed the lease and went to see the unit. They did not give me a walk through because of this. I signed Because let's be honest, it's illegal to rent a unit like this so I wasn't expecting “professional people '' to do residents like this, why would anyone sign a lease knowing these issues with an apartment. Be honest, an asthma & allergy patient definitely wouldn't agree to those terms.
Mya Prince (Property Manager) says they were threatened & harassed. Where is the proof that we committed this disorderly conduct? My partner RayVaughn Lomax & I went up to the office, 20 mins

 before closing, after an extensive wait for repair in water damage, mold & leaking floors. He went up to the office trying to speak to them in person about what was taking so long, they would not open the door. She claims she did not know him or us, so she refused to open the door, RayVaughn had to shout because no one can hear sufficiently through the door. She took that as a threat and called the police. The door was never opened. Ms. Mya Prince said nothing, she's barely ever there , barely answer the phone, & barely responds to emails Mr. Holley is the main one that complies and responds to all requests, emails and calls. When I contacted her it took her months & months to fix repairs, while I am still paying full rent. They did not open the door, instead they called the police to try to say he was barred from the property. Because there was no harm or disorderly conduct, She did not come out to identify him, officers dismissed and left.
After this day & 6 months. I received 3 violations stating I violated the lease by:
1. Disorderly Conduct (RayVaughn shouting at the door)
2. Key/Lock Out (She states I did not provide her with a key. The locks were changed but the key
was kept the same, there was no need to supply a key, but I did anyway after receiving violations,
as stated in the email & she continued to violate me).
3. Unauthorized Occupants (RayVaughn Lomax, my lease states that “2 persons are dwelling in this
unit” she also has seen, spoke, took rent & talked about the unit with RayVaughn numerous times, and never received a violation until he knocked on the door.)
So is this termination accurate? I have an active rent escrow case with the property & Active Breach Of Lease active case open as well.
She has now sent her sister and my cousin to harass me, cyber bully, threaten & defame my character online and through facebook and instagram direct messages. Posting my pictures and lying on my name, calling me names & making fun of the low income tenants. I never said or did any harm to Ms. Prince, I have been treated wrong this whole time living here & she adds to it by threatening my life & defaming my character. I posted online and responded to her false advertising promotion on her personal page. Where I got the information to move there in the first place.
It is August & I am still without a proper door & lock. My walls and carpet is leaking and still wet causing a moldy smell. My walls are now brown and smelling moldy for 2 months now.

List of Repairs Still Active 11/20/2023:

 1. Front Door (Misaligned huge crack in it)
2. Door Knob
3. Top Lock (does not meet door)
4. Whole Hallway and Carpet redone. (Water has been leaking from the walls and has been sitting
for months)
5. Drywall Bathroom & Hallway. (Water Bursting through the walls and light fixtures)
6. Screen Door Replacement. (Has a hole)
