Demand new property management at Maestria Montreal
The Issue
Request for Review Property Management at Maestria
We, the undersigned Maestria co-owners, respectfully request that the Boards conduct a transparent review of SolutionCondo’s performance and obtain proposals from several qualified property management companies before deciding whether to renew its mandate when it expires in January 2027.
Although the Boards approve the condominium budget, SolutionCondo is responsible for the building’s day-to-day management and for advising the Boards. After several years, many co-owners have lost confidence in its performance due to poor communication, delayed responses, inadequate follow-up, ineffective handling of incidents, and ongoing shortcomings in building maintenance and operations.
Condominium fees increased by approximately 60% in Tower 1 and 55% in Tower 2 in 2026, with further increases of approximately 29% and 30% projected for 2027. Co-owners are also facing approximately 1 million in special assessments. While we recognize that some cost increases are beyond the manager’s control, many co-owners have not seen a corresponding improvement in service or management.
We respectfully ask the Boards to:
* conduct a fair and transparent review of SolutionCondo’s performance;
* obtain proposals from several qualified management companies before making any renewal decision;
* keep co-owners informed throughout the process; and
* prepare an orderly transition if a change of management is decided.
After completing this review and comparison process, we respectfully ask the Boards not to renew SolutionCondo’s mandate, as we believe doing so would not be in the best interests of the Maestria community.
