The Issue

Forest Glen Homeowners feel that the current Management company's policies and practices are ridiculous, unwarranted and practically bullying. The Homeowners also feel that the Board's majority vote should lie with the us as Homeowners, not with Fischer Homes.

We will present this petition to the Board to call a special meeting to remove Omni Community Association Managers, and have a discussion as to our options.  Most importantly to replace them with a LOCAL company that will reply when we contact them.  [We urge you to look up Omni on the BBB website - 98% negative and a slew of complaints.]  We will also be requesting Semi-Annual meetings (rather than Annual) to keep the Homeowners better informed.

Here is what we need:

To begin the removal process, a petition must be circulated calling for a special meeting. The Board must hold this special meeting within 30 days from the receipt of a petition signed by an adequate number of Homeowners.

-In smaller HOAs, those with 1,000 or fewer members, this petition must be signed by 25% of the members in the community [for us, 25 homes] or 100 members, whichever is less.

-Once the Board has received a petition with a sufficient number of signatures, they are required to provide written notice to all homeowners of the special meeting (with sufficient notice) and to hold the meeting within 30 days of receipt of the petition. At that special meeting, a quorum of at least 20% of the total homeowners must be present. Assuming there is such a quorum, it only takes the vote of a simple majority of those present at the meeting to pass.
