Developers are trying to develop on the Green Belt on Telegraph Road, in a horse paddock adjacent to Oxton Hockey Club. They are trying to argue that this is “appropriate” development because this is “infilling in a village” and argue that the land is part of Caldy Village, despite the village centre being a mile away and the plot is a horse paddock, defined in the Council’s Local Plan as in the “Rural Area” and predominantly surrounded by green fields.
Laughably, they also argue that this will be a “sustainable” development as it is close to bus stops and walking routes, within cycling distance of Irby and the location of the houses “will encourage the use of sustainable transport”. Presumably the new owners of these executive homes will leave the 2 big expensive cars (as shown in the helpful illustrations that they submitted) on the large drive just as unused ornaments, whilst they and the whole family cycle in to Irby, or get the bus?
These WILL not be the much needed social / affordable housing that the Wirral needs. Wirral’s Local Plan, signed off in March 2025 is for Brownfield only development.
Whilst some may say “its only 3 houses, whats the big deal?”, allowing this development to progress would start a precedent. This suggestion of “infilling” is just chipping away at the Green Belt, slowly but surely. Once one development is granted then the flood gates will open and every parcel of land in this rural area will become another “infill”.
