Subject: Request for Urgent Government Intervention for Completion of Sushant Taj City, Agra and Handing Over of Possession to Long-Pending Allottees
Respected Sir,
We, the undersigned bona fide allottees of plots, houses, and flats in Sushant Taj City, Agra, developed by M/s Ansal Properties & Infrastructure Ltd., respectfully submit this representation seeking urgent intervention of the Government of Uttar Pradesh and the concerned authorities to safeguard the interests of thousands of affected homebuyers and to ensure the completion of the project within a defined timeframe.
The project was initially pre-launched in 2006 and formally launched in 2008. Relying upon the representations, commitments, and assurances made by the developer, thousands of purchasers invested their hard-earned savings, retirement benefits, and life earnings with the expectation of receiving possession within the promised timelines. However, despite the passage of nearly two decades and despite substantial payments—including full and final payment in numerous cases—possession of plots, houses, and flats remains pending for a large number of allottees.
The prolonged delay has caused severe financial, emotional, and social hardship to affected families. Many allottees are now senior citizens who invested in the project with the hope of securing a permanent residence during their retirement years. Instead, they continue to face uncertainty and distress while waiting for possession of their properties.
At the time of launch, Sushant Taj City was promoted as a landmark integrated township in Agra. However, the promised infrastructure, civic amenities, and development works have not been completed in accordance with the commitments made to buyers. The absence of a transparent and time-bound completion plan has further eroded the confidence of stakeholders.
The Government of Uttar Pradesh has consistently emphasized planned urban development, protection of homebuyers, and promotion of responsible real estate practices. The continued non-completion of this large township project adversely affects thousands of families, undermines investor confidence, and runs contrary to the objectives of sustainable urban development and consumer protection.
In these circumstances, we respectfully request the intervention of the Government of Uttar Pradesh, UP-RERA, Agra Development Authority, and all concerned authorities to:
1. Take immediate cognizance of the matter and initiate a coordinated, time-bound action plan for completion of Sushant Taj City, Agra.
2. Direct M/s Ansal Properties & Infrastructure Ltd., or any competent authority/agency appointed for the purpose, to complete all pending infrastructure and development works without further delay.
3. Ensure expeditious handing over of possession and execution of conveyance deeds/registries in favour of eligible allottees who have fulfilled their contractual obligations.
4. Publish a definitive project completion and possession schedule, along with periodic public progress reports.
5. Establish an effective monitoring and accountability mechanism to ensure strict compliance with prescribed timelines.
6. Extend special consideration and protection to senior citizens and other vulnerable allottees who have been waiting for possession for nearly two decades.
7. Ensure that the project is completed substantially in accordance with the approved plans and commitments originally made to purchasers.
We firmly believe that a transparent, accountable, and time-bound intervention by the State Government and regulatory authorities will restore confidence among stakeholders and provide long-awaited relief to thousands of affected families.
We therefore earnestly appeal to your good offices to take immediate and decisive action in the interest of justice, consumer protection, and public welfare.
