Since the Council is not providing us with information and details about their plans for the future master plan and how they plan to address the "affordable housing" obligations for our Town, we have had to obtain the publicly-available records from the Court in Mt. Holly in order to try to discern the Council's intentions. Thanks to one of our group members, we have rec'd approx. 900 pages of documents in the public Court files regarding this issue. Here is what we can discern from the Court filings. There is going to be a lot more housing built in Moorestown in the next few years. The housing could be built in various parts of the Township and will undoubtedly significantly increase the number of students in our school system. First, there is a proposal from a division of Toll Brothers for 400-500 multi-family units (a.k.a. townhouses) at 650 Centerton Road, near the Comcast building. Toll Brothers owns approximately 30 acres at that location. Second, there is a proposal from a company named MRD for approx. 100 townhouses at 118 Rt. 38, on the Mt Laurel side of the road. That company owns approx. 10 acres at that location. That land is already cleared and there is a driveway leading to the cleared land. Each of these two developments would include a percentage of its units that will be "affordable housing", which means that the units will look just like the rest of the development, but will be capped in price so that moderate income families can qualify to purchase the units. All of these units pay property taxes. A company called ILM Center owns a shopping center on West Camden Avenue, near the Rita's water ice store. They are considering some form of housing at their property. It is not yet clear what they are proposing. The Council is considering a plan for a developer to built 150 units of "very low, low and moderate income" rental apartments for a 12-acre parcel at 200 Hartford Road. It is very likely that this development would not pay any property or school taxes if the developer is a "non-profit" group and meets other legal requirements. The Council is planning to donate the land to the future developer. The Council is considering a proposal for 39-50 units of low income housing (probably mostly senior housing) at 600 Westfield Road. It is very likely that this project would not pay property taxes. As you can see, it is very likely that there are going to be between 500-800 units of housing constructed in Moorestown within the next several years. We expect that the Council is being smart about this development, but we cannot be assured of that since the Council has not been transparent about their plans. Indeed, Council has refused to provide information on the upcoming developments. They cite the litigation as a reason for withholding information from the public. However, all of the information obtained by members of this group is contained within records at the courthouse in Mt. Holly and available to the public for review by requesting the file. Therefore, it seems that the Council's claims about "confidentiality" are either based on incorrect information or not entirely accurate. I am sure the Council members believe they are making decisions in the best interest of the entire town. But, are they really doing everything the can to make sure that they have input and information from every available source if they are using a strategy of withholding information from their residents? Are they capable of making the best decision for the schools and the taxpayers throughout the town when they are not considering or including the opinions of the residents from the parts of the town that will most directly be impacted by these new housing projects? Should there be a public meeting/town hall where the future of Moorestown's master plan is openly discussed? Would the Township residents prefer to have even more housing if that means that there would be no "100% low income rental apartment projects" in the town that pay no property and school taxes and would include households that pay as little as $400/month to rent their units? If the decision is made to include low income rental units, are there other viable locations in our Town that make more sense so that the "low income" units can "blend in" with the nearby neighborhoods? Please keep spreading the word about this important issue. You should not assume that your friends and neighbors know about this. There were a few residents at the Council meeting this week who knew nothing about this issue. Thanks
