The Issue

Please sign our petition in favor of KEEPING the current, general plan on Tulare Ave and Morrison Street of 139, larger lots for new homes to be built on. It is well thought out and will keep Tulare growing, but in a safe and sustainable manner.

As a local homeowner who loves seeing the growth in our little town of Tulare, I'm asking you to help keep the current plan which will bring new, large-sized home lots to the City of Tulare and bring harmony between the City and County lines.

Right behind "The Greens" home subdivision on Mooney and Tulare Ave. behind Time Out Pizza & Water slides, there is 76.5 acres of farm land, ready to build beautiful new homes for the people of Tulare.

The original plans for this 76.5 acres was to divide it into 139 lots that would range in size from 12,000-20,000 sq ft., and include 1 acres parcels along Morrison St to blend with the county acreage homes on Cross St. and Ranch Acres Road. It is our goal to KEEP this original zoning plan, as it benefits both the growth of Tulare, and creates a safer and more sustainable neighborhood for existing home owners and new homeowners of the lots proposed. See the plan here (same as pictured above)

Recently, the City of Tulare has proposed a change in zoning for these home lots to much smaller sizes. They are wanting to build 360 homes on the 76.5 acres, with each lot size between 4,000-6,000 sq. ft. This is a significantly higher density housing plan that the area is not built to hold, instead of the 139 larger lots originally planned. See the new, proposed plan here.

Residents of both the City of Tulare, and Tulare County are concerned with the implications this will bring to the neighborhood if the new 360 lot proposal is accepted. Of all the concerns we've brought to the city, our two biggest are:

1. It doesn't appear that The City of Tulare has done their due diligence by performing a study of the effect of the proposed 360 lots on the already over-drafted groundwater in the area. Local county residents on wells already have experienced many cases of having to drill their wells deeper in recent years. Over-usage of the water in the area can greatly impact those living right down the street and the small and large farms that share Morrison Street with the proposed development.

2. Increased traffic on roads that are not designed to hold an additional 3,398 daily car trips estimated to be brought by the new development, should it continue with 360 lots. Those currently living on the county roads near Tulare Ave. and Morrison Street and the city residents in the new home subdivisions lining Tulare Ave know of the increased traffic that both Tulare Avenue and Morrison Street have experienced in the last few years. Increasing the amount of traffic to these roads will not help the battles we face as drivers on these roads daily.

One of our local neighbors recently hired an attorney and we've presented the City of Tulare with our concerns for the project. This letter highlights MANY more reasons why the proposed 360 lots is not right for the area. Read the letter here.

So we ask you today to please sign our petition in favor of KEEPING the current, general plan of 139, larger lots for new homes to be built on Tulare Ave. and Morrison Street. It is well thought out and will keep Tulare growing, but in a safe and sustainable manner.
