Preserve Mordecai Zoning

The Issue

In order to preserve the natural character & density of our historic neighborhood, the residents of Moredcai wish to honor the Subdivision of one lot into 9 lots currently zoned Residential-10 (R-10) and within an NCOD/Mordecai Neighborhood-Conservation District 1 (Neighborhood Conservation Overlay District). All proposed lots front onto Courtland Drive created one year ago.

Adding an additional alleyway will increase density which will induce traffic/noise & disrupt the already compact nature of the neighborhood. Reducing housing setbacks will disrupt the recent unified conservation and backyard cottage zoning efforts. Proposing adjustments on this property will disrupt the already sensitive flood zone adjacent to high-speed transit plans without alternate exit. The area in question will increase pollution to the fragile Pigeon House Drainage / Crabtree Creek / Capital Blvd Transit system. 

These residents and neighbors wish to sustain the approved / proposed S-22-14 Courtland DR subdivision as it stands today and oppose any new or future master-plan community which does not integrate with current NCOD/Mordecai Neighborhood-Conservation District 1 (Neighborhood Conservation Overlay District) zoning requirements. Any concession will tarnish our efforts to preserve Raleigh history. This land will have the opportunity to connect the sequential, single-family home pattern already established on lower Courtland.
