

Change of the purpose of the land at Falcon Landing Blvd, Katy TX 77494 where Broadstone Falcon Lading apartment complex is to be built to a community of single-family houses.
The Issue
We consider that such a development would bring the following burdens to our community and other surrounding communities:
1.- The land that would be used for the apartment complex is a flooding zone that borders with our community. This could eventually be a flooding hazard for our community.
2.- The recent opening of Falcon Landing Blvd. towards Gaston Rd. has dramatically increased the traffic during rush hours. Additionally, it has been known that a Walmart express is supposed to be built at Westheimer Pkwy with Falcon Landing Blvd. The affluence of all the traffic with the long pick-up lines at the Rylander School and the natural scholar pedestrian traffic would make a dramatic picture. For the safety of our kids, an apartment complex as the one proposed to be built in this location should be avoided.
3.-The natural attendance school for the children in the apartment complex would be Rylander elementary school, which is already overcrowded. A couple of examples, to put the over crowdedness in context:

The kindergarteners have to take lunch at 10:45am because the cafeteria’s maximum capacity demands that separate grades here attend lunch in a rotation.

Fourth and fifth graders attend class in movable classrooms outside the building, far away from restrooms.
Thus, we believe that adding children from the nearly 400 units of this proposed apartment complex to this elementary school would push their already bursting attendance over the threshold of rationality. Other schools in the area have similar situations. Additionally, adding the apartment complex to another school zone would just shift the problem to other communities.

4.-The construction of an apartment complex with more than two floors for renting purposes would represent a serious privacy issue to the adjacent houses and would eventually devaluate the surrounding neighborhoods. Also a connection of the apartment complex through Lake Dr. towards Katy creek ranch would be disruptive to our community.

The below signatories respectfully ask to the owner of the property, as well as the city of Houston and Fort Bend County, to evaluate the burdens listed above and considers the possibility of changing the purpose of the land to a community of single-family houses. We are sure that there is a good market to profit from this kind of development, and doing so would mitigate the impact to the surrounding communities.
