Under Rule 58 of Registration Act,1908 it forms no part of a Registering officers duty to enquire into the validity of document and it will be determined by the Court of Law. Taking the advantage of this rule, Registering officer registering documents containing wrong Schudelue of properties, Misrepresented/invisible/ Non jurisdictional/fictitious/bogus properties. Such documents are valid from the angle of Police as treated such cases as Civil dispute instead of Criminal in nature.
