Change Zoning Laws in Aromas, CA Neighborhood

The Issue

Background

Murphy Hill is a unique and evolving area within the Aromas community that no longer, nor ever has, aligned with the land use parameters and restrictions imposed by D-District zoning. The current zoning designation limits development potential, restricts compatible land use, and hinders the residential community's ability to pursue beneficial growth aligned with present-day needs.

Reasons for Request

  1. Does Not Fit Neighborhood Community: There is no consistent neighborhood character, Monterey planners should not have subjective authority to define it.
  2. Outdated Land Use Criteria: The D-District designation may reflect past planning priorities but does not align with modern residential, agricultural, or mixed-use development goals.
  3. Community Impact: The restrictions imposed by D-zoning conflict with the community’s evolving priorities, including rural preservation, environmentally sensitive expansion, and responsible infrastructure growth.
  4. Economic Opportunity: Rezoning may support sustainable development opportunities, increase local employment, and allow residents more flexibility in land use without compromising environmental stewardship.

Proposed Action

We respectfully request the Monterey County Planning Commission to:

  1. Conduct a formal review of Murphy Hill’s current D-District zoning designation.
  2. Evaluate feasibility for reclassification into a more appropriate zoning category based on land use studies and community input.
  3. Open public hearings for residents to share feedback and recommendations for future land use planning in this area.

We, the undersigned residents and stakeholders of Aromas, California, hereby petition the Monterey County Planning Commission to initiate the process of rezoning the area commonly known as Murphy Hill, currently classified under “D-District” zoning.
