Dear All, Beneath is a pasted standard letter of objection to the proposed housing in Pentrebane. Thanks, Neil Dear Mr Williams, I wish to object to the South of Pentrebane Road Development 14/02188/MJR. My reasons are as follows: 1.Historic hedgerows will be destroyed, thereby denying local wildlife of habitats. 2.Approximately 2/3 of the site is classified as Agricultural Land of Grade 3 a (Good) 1/3 as Grade 3 b (Moderate). (Contradiction) and according to the Cambridge Institute for Sustainability Leadership (CISL) www.cisl.cam.ac.uk/NatCap by 2030, the UK could require up to 7 million hectares of additional land to meet a growing population’s food, space and renewable energy needs, while increasing the area needed to protect nature and its services. Therefore, building on agricultural land in no way passes any test of sustainability. 3.There is a flood risk and the status of seasonal water run-off and the status of a seasonal spring needs to be clarified. 4.It is not realistic to expect new residents to be able to use public transport in a 50/50 modal shift whilst bus services to the area are being cut 5.The width of the lane from St Fagans is not suitable to take any extra traffic. In parts there is only rom for one way traffic. 6.The need for 3,989 new properties per annum is a figure based on commercial considerations and profit, rather than social need. 7.The predicted 10% increase in traffic flow will reduce the wider area to grid lock. Furthermore, the month of July when the studies were said to be carried out is a light month for traffic. Year 11 and 13 pupils have left the schools in the area, which mean less cars. Furthermore, if the surveys were undertaken in mid-July onwards, they cannot be relied upon because of the reduced traffic with the lessened or suspended school run which resumes in September. 8.The 30 per cent increase in heavy goods vehicles will have a detrimental effect on traffic flows and air quality in the area. 9.The 30% increase in heavy goods vehicles will render the lane between Pentrebane and St Fagans as a one way traffic corridor. 10.The quality of the air will be negatively affected; in particular there will be a knock on effect on Llandaf Road, which is already judged as having poor air quality. 11.It is unrealistic to conclude that Waungron Road is within walking distance of the development 12.The ES underestimates the amount of damage a development on this site (and adjoining sites) would do to the Coedbychan Site of Importance for nature conservation on the west side of the proposed development. 13.“The Pentrebane site, which is noted to extend to approx 9.35 hectares, forms part of Strategic Site C Could the following also be clarified? 1.The foot print of the development is contradictory in the planning application. It is stated that the development will take place without building on the woods, yet the old quarry is mentioned at 5.69, which is in the woods. 2.That there is not natural stream in the fields proposed to be developed 3.What will be the definitive number of affordable properties and what is the definition of affordable? The figure of up to 30 per cent is so vague to render it meaningless 4.What date in July were the traffic surveys undertaken? Yours sincerely,
