STOP the DEVELOPMENT at 6265 Broadway & Laverock

The Issue

The land developer of 6265 Broadway in Broad Ripple wants to build 3 units on a single dwelling block of land.

REASONS against this project :
- It does not fit in with the ENVISION Broad Ripple plan for future development
- It does not adhere to the local codes of Warfleigh & Broad Ripple in regards to setbacks from all property sides.
- On broadway the building would extend to within only 5 foot setback from the road ( it will not match the Parking Garage set back & the rest of broadway which has a 50 foot setback )
- It is WIDER , TALLER & LONGER than Warlfeigh codes permit. ( almost twice the height of the 2 storey home directly beside it )
- The proposed 3 storey & 3 units is excessive for the existing single family dwelling size lot of land.
- the proposed building will NOT fit in with the character of the 1-2 storey family homes in Warfleigh
- it will RESTRICT the walkway path along the canal ( unlike any other part of the canal ) the canal setbacks & green space should be maintained along the whole canal
- I don't think a PUBLIC access road should be handed over to a land developer or corporation for private use.
- It will remove & destroy the beautiful LARGE TREE that can be seen all along broad Ripple ave  ( one of the largest in Broad Ripple area )

Note : I am not opposed to modern development that looks to Broad Ripple's future !. If this proposal was modified to a 1-2 unit proposal maximum , suiting all local codes & neighborhood setbacks , maintains the public access road & does not remove the large tree , i could support a revised plan , but not at the expense of the canal path & road , neighborhood or the large tree.
