Did you know that the density of this proposed 18-storey building is less than other 6-storey buildings already on Queen? Measured by the Floor Space Index (FSI):
· 1249 Queen East – 6 stories – FSI = 4.4
· Queen / Woodbine “old Shell” – 6 stories – FSI = 4.7
· 759 Queen East - 6 stories – FSI = 4.9
This proposal at 18-stories, the FSI is only 4.1!

Look at the red property line in the plan below. Does this look like they made an honest attempt to maximise the land use before going higher?
Let’s be honest, you can get the same 279 units in a 6-storey framework and meet the Urban Design Guidelines, why do they choose not to? Are they trying to set a precedent on purpose for future development?
