Block Roohani Rezoning Request Frias/Fairfield & Frias/Bermuda

The Issue

Stop Roohani from Rezoning our SIlverado Ranch Neighborhoods for Profit. 

Clark County Meetings:

APN ZC-23-0830 & PA-23-700046 for APN 177-28-702-017 (Feb 6, 2024)

APN ZC-23-0822 for APN 177-28-803-001 (Feb 7, 2024)

Meetings regarding: 

ZONE CHANGE to reclassify 2.5 acres from an R-E (Rural Estates Residential) (RNP-I) Zone to an R-1 (Single Family Residential) Zone for a future residential development General located on the northeast corner of Frias Avenue and Fairfield Avenue as well as the corner of Frias and Bermuda.


We STRENUOUSLY object to this rezoning. A zoning change to R-1 would result in a major, negative impact on traffic, especially aince Erie is too narrow to support the increased traffic; increased water usage, which Clark County can ill afford; increased ambient noise; and would result in a reduction in our home values. Our homes were purchased with the understanding that we were adjacent to R-E zoned land. Additionally, no matter which zoning this land is developed under, we request that any homes built adjacent to our southern perimeter wall be limited to single story homes to ensure we maintain the privacy we have been accustomed to for decades. 

Roohani is buying up parcels all around the valley and requesting zoning changes with no or little regard to those who currently reside in these areas. His intention is only to enrich his bank account, not to enrich the areas he's attempting to rezone or the community. The previous homes were purchased under the original zoning. Home buyers considered zoning when purchasing their homes. Roohani's motivation is greed, not for the greater good of the communities he is negatively impacting with all these rezoning requests. This parcel in question borders an R-E zoned area where close to 100 people bought homes because it was zoned R-E, not R-1. Those parcels also border a church and preschool where increased traffic would pose a safety risk to those children.
