Blanket Rezoning is NOT the Solution to Calgary's Housing Challenges
The Issue

On April 22, Calgary City Council will hold a public hearing on the proposal to create a new base zoning for all residential properties.
If approved, this new land-use district would replace all existing low-density land use districts with a new district that will allow up to TWELVE dwelling units on a standard 50-foot lot (4 primary units + 4 secondary suites + 4 backyard units). This means single or semi-detached homes in any neighbourhood could be replaced with TWELVE units without an opportunity for neighbours to express their views at a public hearing of Council.
Blanket rezoning will NOT improve affordability. It will NOT increase housing supply for Calgarians with low and moderate incomes.
Blanket rezoning WILL disrupt existing patterns of development, place strain on infrastructure capacity, increase competition for on-street parking, reduce the urban tree canopy and negatively impact adjacent properties.
While a development permit will still be required, the rules in the new R-CG land-use district are such that development permits are likely to be approved in almost every case. Eliminating the public hearing and limiting opportunities for community feedback to the development permit stage does not ensure good design within the local context or consultation with neighbours and the community.
In signing this petition I respectfully request Calgary City Council to vote AGAINST blanket upzoning and focus instead on directly increasing the supply of affordable, accessible, and/or cooperative housing which is where Calgary has the greatest housing need.
