Against the Proposed Development of Federal Hill by SP SETIA
The Issue
The residents of Bangsar would like to raise our strong objection to the proposed development at Federal Hill that adjoins the Taman Bangsar residential area conducted by the developer SP Setia.
The proposed development is objected to on the following grounds:
1. A removal of a diverse city natural ecosystem that is enjoyed by hundreds of people for quiet recreation and health and helps maintain biodiversity in an already ecologically stressed KLANG valley.
2. No evidence of independent, competent legally prerequisite studies such as EIA, traffic flow and congestion studies, expert opinions etc. they demonstrate the land development is optimal
3. Significant Noise and activity disruption as the construction takes place only meters from established housing areas.
4. It’s close proximity with insufficient undisturbed green belt allowance to properties poses significant risk to adjoining property regarding slope disruption and stability and over look once complete.
5. An obvious misalignment with the needs of KL and it’s inhabitants namely producing more luxury mixed developments that are in gross over supply. The developer and the local council did not address the local residents and the need for retention of one of the few remaining green lungs in the city for reducing climate change, promote recreational activities, heat sink and pollution management, prevent sudden floods and etc.
6. An untenable increase in plot ratio beyond the existing bungalows which in turn will cause extreme traffic congestion, chemical and noise pollution and gross inconvenience to the established neighbourhood.
7. Severe over looking of existing private properties by new high rise buildings and a gross devaluation in the environment in which these properties were purchased.
8. We seek a professional and responsible ruling under your jurisdiction to stop this plot increase and the proposed development to achieve a better alignment with the real needs and requirements of the residents and people living in the neighborhood and the adjacent ones.
9. We look forward to your response and explanation/justification of development on this matter as soon as possible.
