Ban Rent Bidding & Increase Housing Nationally.
The issue
I am asking for your help to send a message to the WA and federal governments to help make reform to the rental market. - Outlaw and ban bidding nationally and to buy into the rental market in the form of social housing and.or open market via agents.
CURRENT ISSUES:
The whole rental industry issue in my opinion, stems from 2 core parts - There are many issues however I am only addressing the 2 I feel are the most pressing.
1. HOUSING INVENTORY
There are many tenants looking for a home for their family however there is often a number of potential tenants also lined up at each inspection some properties I have seen have 50 people turn up, others only a handful but several inspections held - There is just not enough housing for the demand right now and I believe foreign workers is a point government is pushing for which is only making the case harder for Australians just putting a roof over their heads.
The wait list for social housing is an average of 2 years, and this wait varies even longer based on location and home suitable to applicant.
2. MARKET PRICE AND BIDDING (offers from applicants)
The market rate for property is determined by the CMA (comparative market analysis) an agent carries out which gives an average price a rental can go for based on the area and other factors. This process covers the markets value trend in addition to rental prices as at the date the CMA was carried out - a simple process with complex data involved.
Applicants, in the desperation of housing are offering more in hopes it gives them an edge in gaining the lease. Does this guarantee them the win? No, is every owner and agent accepting this? No, however the fact that the financial climate of interest rate increases 10x and more to come apparently- many owners just trying to get by too - the fact is some are taking the highest bidder and this must be stopped to keep the process fair and equal for ALL.
PURPOSE OF PETITION:
- To prevent owners and agents from being able to accept higher offers on rental applications. - Listed price should be final price. And legislation in place to ensure no work around in reposting at a higher rate.
- To ask the government to buy into the market and increase the housing availability in regards to social housing or the open market with houses, apartments, units.
DESIRED OUTCOME / RECOMMENDATIONS:
1. To ensure agents and owners are bound to lease a property at listed price - a set rate, no higher offers to be accepted under any circumstances.
2. To implement a block on a work around in legislation- The agents and owners are not able to delete or cancel advertising and relist at a higher rate - Perhaps a time lock where for example, they cannot relist property at a higher rate within any 60 day period from date of deleted advert ( unless market rate justifies)
3. Government to buy into real estate in the form of social housing or open market instead of making monumental shopping and sport complexes - the Australian people need housing and other needs and yet they are spending on other things NOT AS important as housing. - they need to put funding back into social housing and extend the scale of NRAS increased perhaps.
THE BENEFITS OF OUTCOME:
1. A fair and equal opportunity for ALL applicants.
2. Owners and agents have a clear handle on the market based on market factors and not “what is willing to be paid” keeping prices accurate
3. The housing shortage will remain unless the entire shortfall is bought out, however even SOME housing bought out this will help with inventory and in turn will curb some of the homeless trend that is occurring.
4. Government will attain another income stream or increase its current portfolio in the rental market
5. NRAS will become more accessible to those under the income limits
6. Social housing wait times may not be fixed however will generate SOME movement to get the most needy into a home faster and ideally keep the movement going.
We need to stand united as the people of australia and say there is an issue and putting hands on hip saying” its housing shortage -we cant help” is just unacceptable and they are just choosing not to get involved.
Housing shortage yes, can the government help by fixing and building in NRAS and social housing - even open market - yes but they are choosing not to because building monumental sport and shopping or making city and suburbs look pretty is more important. - don’t even start me on health care system
