The Letters will give you details on where we stand now. The CVS is off the table ...due to BAN's pressure along with the Bridgehampton CAC on the Board and Developer. Please read both letters to the Editor published September 7th. below:
Letter: "Worse than Ever":
Carol Konner is submitting a proposal for a 27,000 sq. ft. Equinox Fitness Center on the volatile Watershed and Gateway to charming Bridgehampton Hamlet.
This is an ENVIRONMENT disaster for not only Kellis pond and Kellis Creek but all 5 Ponds that connect the water aquifer that runs into Mecox Bay. No New Septic system to date has been able to prevent deterioration of our Water Quality. Even the most expensive nitric systems have not prevented what is acceptable to the environment.
Traffic this year is worse than ever. Backups abound from Lake Rd. to the Bridgehampton High School. We must STOP more development on our Highway across from our existing shopping center.
The entire East End is in trouble. Residents need to ask the Town Board to prevent urbanization and update existing plans for the future.
More TRAFFIC bottlenecks is inevitable if there is an Equinox with over approximately a 15,000 sq. ft. gym and a 12,000 sq. Spa on Montauk Highway in the busiest area across from Bridgehampton Commons
It is more than probable that Equinox, is planning a new space for the popular Soul Cycle Spinning Classes owned by Equinox. Equinox would be better off building where the existing Barn is, that houses Soul Cycle, across from Despatch Storage on Butter Lane,
Bridgehampton Soul Cycle's one studio and during the summer months sells out virtually all their 78 Exercise Bikes per hour from 7:30 a.m.- 11:45 a.m. on Mondays, Fridays and Weekends, the heaviest traffic times.
Imagine rush hour classes, approximately 5 or more at the same time with well over 550 cars + parking in the morning.
The BH Soul Cycle closes after Labor Day which leaves the Water Mill and Easthampton Soul Cycle studio’s opened throughout the year. Can you imagine if Equinox decides to add the Water Mill class to their proposed BH Building? This does not include the cars coming in for the proposed Spa.
Under Highway Business Zoning which seeks businesses that do not generate a lot of traffic.... this is NOT light traffic.
Equinox should not be on Montauk Highway at the Gateway. It will increase the already unbearable traffic congestion and harm a volatile watershed and Kellis Pond, (on the NY State DEC Impaired List),
Everyone is talking about the Traffic Standstills we have on Montauk Highway this summer. How will Emergency vehicles and Fire Trucks help those in need if they cannot move on Montauk Highway?
Simply said, the community is unhappy with developers trying to urbanize our East End hamlets. The Town Board needs to listen to the Community.
PRESERVE this LAND and improve our Water quality and Ponds, BEFORE it is too late.
Possibly A Windmill and or a historic Park.... an enchanting Gateway to Bridgehampton.

Letter Titled: "Not What We Need"
In response to "Town, Developer Revive Talks about Bridgehampton Gateway; Performing Arts Center Pitched as Part of Site," my first reaction to “Supervisor Jay Schneiderman trying to come up with an idea that would include some community benefits” is, why is the Supervisor acting as an intermediary between the owner/developer Carol Konner and the community? I felt a bit of déjà vu to a couple of years ago when this property became a Town-initiated PDD (Planned Development District).
Ms. Konner is within her Highway Business zoning rights to apply for an Equinox Fitness Center of 15,000 square feet. But she wants to build one with 27,000 s.f., albeit split into two buildings. But if both buildings were leased to the same corporation, might that not be trying to circumvent the intention of the zoning?
Some fitness centers have 50 exercise bicycles, so imagine the incoming and outgoing traffic along the Highway, the high use of showers and toilets (a lot more than the one toilet at the Carvel!) and the fact that there may be no nitrogen-removal system yet approved by Suffolk County that will filter all of that effluence. How many parking spaces would the Town code require for the number of customers?
Ms. Konner says that CVS is “off the table.” Yet several weeks ago the Supervisor told me this was still part of the plan.
Ms. Konner says that she would “consider a performing arts center on the land.” This might be a very nice addition to our community if it weren’t for the fact that, depending on how many programs are included, it could add a great deal of traffic to Montauk Highway, which is exactly what we are trying to avoid. And to make money from this idea, Supervisor Schneiderman had suggested to me that all kinds of restaurants and shops would be built to support it, bringing in even more traffic.
The article also states that Ms. Konner “steadfastly maintained that the Gateway property has never been responsible for the pollution of Kellis Pond.” Of course it hasn’t in its mostly undeveloped state!
If Ms. Konner submits an application to the Planning Board for these ideas, would they pass the State’s environmental review (SEQRA)? Would they pass the Highway Business zoning restrictions on size? Is it true that Highway Business zoning is restricted to those businesses that would not increase traffic on Montauk Highway? Would Ms. Konner have to build the required number of parking spaces in the rear?
The CAC is working with the Municipal Works and Police Departments to reduce traffic accidents on our roads. More high-traffic commercial development on Montauk Highway is not what we need.
