Stop Development Over Saltworks Creek

The Issue

Monticello Property Group LLC, a subsidiary of Hogan Cos., is proposing to build a 76-home, 55+ assisted living subdivision on 47 acres of forest land off of Bestgate Road. The application is seeking a special exception to develop that land, which is currently zoned as R-1 residential intended for low-density single family detached homes. 

A development of this density represents a significant environmental threat to two important streams (Saltworks Creek and Cabin Branch) that are already degraded due to runoff from excessive surrounding development. The forest currently on the property helps to naturally filter runoff and improve water quality.

This application was submitted on December 13, 2019, two days before the new Forest Conservation Law (passed unanimously by the Anne Arundel County Council) went into effect on December 15, 2019. Because of this, the proposed project would not be regulated by the new law that requires developers to conserve more existing forest, particularly near streams and wetlands, both of which are on the site.

The increased impervious surface footprint of this project would create unknown consequences for the surrounding properties, such as flooding, less wildlife, increased traffic and congestion, and a lower quality of life for surrounding residents. 

What you can do:

1. Voice your objection at the special exception hearing on Tuesday, February 11, 2020 at 10:00 am at the Arundel Center Room 161, First Floor, 44 Calvert Street, Annapolis MD.

2. Email county councilmember Lisa Rodvien at lisa.rodvien@aacounty.org expressing your objection.

3. Contact the Anne Arundel Office of Zoning and Planning at (410) 224-7437 expressing your objection. Reference case number 2019-0276-S (AD 2, CD 6).

4. Write a letter to the editor of The Capital Gazette expressing your objection. Send your submission to capletts@capgaznews.com.
