1. The Existing Community wants the entrance and exits for the Brooklin Meadows Limited site to be right turns only off/on to Thickson and Winchester Roads. A similar example previously approved by the Region is the development with entrance/exits off/on to Rossland and Audley Roads. The Existing Community wants this for three reasons:
To ensure the safety of The Existing Community streets from the additional traffic created by the new homes.
To allow EMS unencumbered access to enter and exit the complex.
To avoid adding to the already difficult traffic congestion that makes turning left onto Watford Street from Sawyer Avenue dangerous and sees cars backed up on Watford Street waiting at the lights at Winchester Road.
2. The proposed buildings in the Brooklin Meadows Limited development are too tall and set too close to Knox Crescent:
The Existing Community wants the maximum height of the buildings reduced back to 9.5 meters as per the original design and in compliance with Zoning By-Law 1784.
The Existing Community wants the minimum distance from Knox Crescent increased back to 5.0 meters, as per the original design and in compliance with Zoning By-Law 1784.
This will improve the impact of sunlight being blocked from the current south facing homes on Knox Crescent.
3. The current proposed development driveway lengths are too short to accommodate a full sized vehicle. The Existing Community wants the Brooklin Meadows Limited driveways lengthened to a minimum of 6.5 meters and the minimum internal roadway width increased back to 8.5 meters, as per the original design and in compliance with Zoning By-Law 1784. This will ensure that adequate driveway and internal roadway parking is available to the complex residents and avoid additional vehicles parking along Knox Crescent.
If the requirements above cannot be met, The Existing Community requires a reduction in the number of units in this development by 50%.
4. The Existing Community wants a sidewalk that runs parallel to Thickson Road built in advance of, or at least, at the same time as the development. The sidewalk should run south from the sidewalk on the north side of Wells Crescent and connect to the development sidewalk running parallel to Knox Crescent, and then, continue south to the development sidewalk parallel to Winchester Road. This is required to:
Ensure the Wheelchair accessible parking spot within the complex provides sidewalk access to all units to the North and South section of the development.
Ensure that the sections of existing streets running parallel to Thickson have sidewalks so additional traffic created by the development does not create a danger to current residents/pedestrians.
This fourth point is required to meet accessibility standards as required by the Human Rights Code.
