
Who is Weissman Nowack Curry & Wilcox?
After talking to my colleagues, this is who they are.
This law firm does pretty much all of the facets of real estate. They go from title searches, assisting acquisitions, assisting developers and investors and all the way to foreclosures, liens and yes CLOSINGS
They have three (3) main divisions:
Nowack Division
We are familiar with the Nowack division. Their main job duty is the HOA stuff, Condominium HOA and now trying to push the POA mess on Walden Park for the last several years.
This is where it gets interesting.
The Curry Division
Their duties is assisting builders and developers in creating complex ownership structures including condominiums, both office and residential; master planned communities; new urban communities; mixed-use developments and other types of real estate developments
Weisman Division
First of all Mr. Weisman is or was the General Counsel for the Georgia Association of Realtors. That by itself is no big deal.
This is my concern, they do represent investors. As a matter of fact, it is clear in their own law firm statement, “ He heads the firm’s workout team and advises developers, lenders and new investor groups on their rights and responsibilities relative to troubled and/or foreclosed condominium, mixed-use and master planned communities.”
They further state on their own webpage:
“Weissman represents real estate investors and private money lenders of all sizes with a staff and attorneys who understand the business needs of these clients and how to adapt to them. From providing preliminary title review to insure the property meets an investor’s needs prior to committing to purchase, to preparing custom documents, reports and settlement statements to reflect relevant information, we have the expertise to oversee your transactions with ease”
My colleagues advised me that they use to or still do organize an annual get together where providers, such as lawn care, property management companies as well as investors and builders would attend and I guess they were well fed and advised of what the law firm could do for them. I wonder if any member of the Walden Park BOD ever attended one of these meetings.
I will say we have had numerous turnovers in management companies and common area services. Who were they recommended by?
So yes my colleagues advised me that we don’t need to fall for the okie doke and ask some serious questions. They are not providing assistance out of the goodness of their heart. Moreover, we are a community that is growing in value. We are no different than the 4th Ward or the West End in Atlanta.
I remember growing up in post-1967 Newark, New Jersey. Everyone saying Newark was dead. I remember my father saying, “ Any city that has local and logistical access to an airport or seaport will never die”. Many of my friends in Detroit, Michigan are seeing the same trends amongst other cities.
