Address concerns with Chestnut Ridge shopping center development

The Issue

Local neighborhood residents wish to express serious concerns regarding the current plan for the Fresh Market and Chestnut Ridge shopping center development. While we support responsible development that contributes to economic growth and community engagement, it is essential that these plans do not compromise the safety, functionality, or accessibility of the surrounding neighborhood.

A primary concern is the anticipated increase in traffic generated by this development. Increased traffic volume raises the risk of accidents involving both pedestrians and motorists. This concern is further amplified by the regular presence of school buses and the planned opening of a preschool on Chestnut Ridge Road. The safety of children must remain a top priority.

Parking availability is another significant issue. The proposed reduction in parking spaces will be insufficient to accommodate the expected number of visitors to the new stores and restaurants. Inadequate parking may discourage patrons and increase the likelihood of illegal parking on nearby residential streets, creating additional safety concerns for local residents.

Traffic circulation within and around the shopping center is also of concern. The current plan proposes closing one of the three existing entrances and exits. The remaining two access points are already heavily utilized, and any additional traffic is likely to result in congestion and delays. This may increase the potential for traffic incidents and create gridlock along Chestnut Ridge Road and in and out of the shopping center.

Lastly, residents place a high value on preserving the existing character of the community. It is important that the development complies with established standards for fencing, environmental protections, and lighting to ensure compatibility with the surrounding neighborhood.
