Through the efforts of both residents and businesses, our neighborhood has transformed over the years into one of the most desired places to live and work. With its proximity to downtown and to numerous restaurants, bars, and shopping centers, CityPlace/Uptown stands apart from other Dallas neighborhoods. However, the proposal to add a Sam's Club to the neighborhood threatens to change all this. As it stands, the recent openings of Kroger's and LA Fitness have significantly increased traffic in the area; adding a Sam's Club will only aggravate this problem. Additionally, this is an area that has slowly been evolving into a pedestrian friendly neighborhood over the years, following in the footsteps of places like West Village and Mockingbird Station. The addition of a giant store like Sam's Club will end all this and fundamentally change the neighborhood as we know it. We welcome smaller sustainable developments that all residents can be benefit from. However, the last thing we need in our neighborhood is a mega box store like Sam's Club.
Additional reasons we are opposing mega stores like Sam's Club in our neighborhood: 1. There is heavy traffic congestion on 75 on Haskell and Lemmon already. 2. A Middle/High School is within 200 yards. 3. During school drop hours, traffic is at a stand still already. 4. Huge parking lots are not walkable for neighbors. 4. Sam's club is not known for taking care of the surrounding neighborhood. Visit any given Sam's stores and one will see adandoned shopping carts and trash. 5. Whenever a Sam's Club and/or a Walmart comes, it decreases property values in the neighborhood. 6. Statstics show crime rates go up with a Sam's club and/or a walmart around the neighborhood. In August of 2013, Trammell Crow Co. purchased a prime site next door to Dallas' Cityplace tower with plans to build a major mixed-use development. The original plans mentioned that Crow would demolish two office buildings on the site to make way for construction of a mixed-use development including shops, restaurants, hotels and apartments. Things were looking up....
Now, several months later as Crow's plans near fruition, we find out that this prime location is really going to be swallowed up by a giant Sam's Club! There goes the neighborhood...
Sam's Club is NOT an "urban" destination. I'm highly disappointed in the bait and switch approach that Crow has used for the original purchase and development of this property. The proximity of a DART rail station at Cityplace has the potential to spur amazing development similar to what has happened at Park Lane, Mockingbird Station, West Village, Victory Park (give it time) and West End (it'll come back), just to name a few. Who wants to jump on DART rail to head to Sam's and then schlep a 5 lb jar of Mayo back on the train?? My point exactly.
In summary, this is a jewel of a property and location, let's not let it go to waste?
Let's unite together and petition the City of Dallas Planning Commission, asking them to Say NO to Sam's @ Cityplace in their planning approval meeting on Thursday May 22, 2014!
