23 Warren Avenue Apartments/Condos Being Considered

The Issue

We, the undersigned residents, homeowners, and community members of Woburn and the surrounding neighborhood, respectfully urge the City Council and all relevant boards/committees to carefully reconsider and oppose the proposed development being discussed for 23 Warren Avenue (New Horizons at Choate).

 

Our concerns include, but are not limited to:

Ground Water Protection District - No new build should be allowed.
Increased traffic and congestion on Warren Avenue and the surrounding neighborhood streets
Parking overflow and limited street/area parking capacity


Safety concerns for pedestrians, children, and residents due to additional vehicle activity
The proposed density and scale are inconsistent with the character of the surrounding residential neighborhood


Potential strain on local infrastructure, drinking water, water pressure, and neighborhood resources
Concerns regarding the proximity of the development to existing neighboring homes and impacts on privacy/quality of life

 

City capacity concerns – Woburn’s rapid development has already placed increasing pressure on schools, hospitals, roadways, and public infrastructure. Granting additional special permits that intensify development without clear evidence that the city can safely and sustainably accommodate further growth is deeply concerning to residents.

 

We ask that resident concerns be given meaningful consideration throughout this process.
