Oppose non compliant residential development in Precinct 3 Moorabbin Activity Centre
The issue
Residents of Precinct 3 in the Moorabbin Activity Centre and surrounding areas oppose the proposed residential development on the corner of Healey Street and Central Ave Moorabbin under planning application KP-2022/475.(Planning documents available for download here)
The proposed application was lodged on 15/07/2022 to develop the land at 19-23 Central Ave Moorabbin for a five storey apartment building with 53 car park basement comprising of 44 dwellings.
This residential development is in breach of the City of Kingston's own Structure plan for the Moorabbin Activity Centre for the following reasons:
- The proposed height of 5 storey does not comply with guidelines for Precinct 3 which should not exceed 3 storeys
- The proposed building will significantly increase the number of traffic movements in Central Ave and Healey Street Moorabbin creating an even higher risk of accidents both vehicle and pedestrian. According to the developer's projections, there will be 264 vehicle movements in and out of the property on a daily basis onto already congested streets.
- The proposed development does not demonstrate architectural and environmental excellence with a BESS scorecard well below excellence levels at 54%. Less than 40% of proposed apartments having adequate natural ventilation
Protect the safety of existing residents in this precinct of Moorabbin by supporting the rejection of this proposal by Pitard 10 Pty Ltd. Pitard own multiple properties in the Moorabbin area and if we do not act to prevent inappropriate development now this will become an ongoing battle to preserve what we love about the neighbourhood we live in.
There is strength in numbers, and if we work together, we can be unstoppable! Please support our petition to stop inappropriate development in the City of Kingston.
