The Issue

The Seagate Residence will provide 273 residential units, new commercial space and an opportunity for upgrading the Shubenacadie Canal in Downtown Dartmouth. Previously, Halifax Regional Council had unanimously approved a Municipal Planning Strategy (MPS) amendment allowing up to 19 storeys of high density living on the vacant Octerloney Street / Irishtown Road site in Downtown Dartmouth; to boost business development, to support transit and ferry ridership, and to move forward with Canal upgrading. The Seagate Residence project has been recommended by HRM staff and the Heritage Advisory Committee as compatible with the MPS. The project will allow a transit friendly living alternative, a revitalization of Downtown Dartmouth, needed funding for the Canal restoration project and extension of the TransCanada trail. In response to community input, the project has also been redesigned to provide more family living opportunities, reduce the overall height by 21%, add more heritage attributes, add a children's playground, and fund a portion of the daylighted sawmill river concept.
