STOP OVERDEVELOPMENT of the Kirra Beach Hotel Site
The issue
Please, join with us to protect our much loved Kirra Beach from massive overdevelopment on the site of the historic Kirra Beach Hotel. They're developing all but one lot on the city block bounded by Marine Parade, Miles Street, Musgrave Street and Rutledge Street.
The developer has increased the height, mass, scale, bulk and intensity of the development in 2013 and 2019, and now their 2022 application wants even more.
The 2019 approval already allows:
- 3 towers of 15, 10 and 4 storeys – in a 3 storey zoning;
- 490 bedrooms – zoning allows 272 – 80% above City Plan.
The developers are applying for even further abuse of the City Plan:
- 3 towers of 16, 14 and 7 storeys – in a 3 storey zoning;
- 551 bedrooms – zoning allows 272 – 103% above City Plan;
- Building 2 footprint 1,629m2 – code allows 750m2
– 117% above City Plan; - Communal open space 2,505m2 – code requires 10,750m2
– 77% below City Plan; - Gross Floor Area currently 28,405m2 – they want 38,306m2
– an increase of 9,901m2 – 35% above what's already approved.
Council Information Requests of 4 May 2022 & 5 December 2022 also admit and confirm:
- negative impacts on local identity and sense of place;
- reduced distinction of each building form;
- reduced permeability;
- greater overall intensity of built form;
- reduced compatibility with the built form character of the local area;
- building 2, 75.5 metres "excessive and monolithic" "urban wall;"
- overly dominant and bulky;
- does not respect envisaged development;
- does not contribute to desired character of Kirra Beach;
- overbearing and concentrated intensity;
- does not provide distinct visual differentiation in building height;
- does not provide desired transitional height;
- overbearing scale, density and bulk;
- further departure in building height;
- negative impacts on adjacent amenity, including shadowing.
How can this possibly be recommended for approval?
The matter went before the Planning Committee on Thursday 8 June 2023. We are very disappointed the application was recommended to Council 4–2.
We applaud Cr Hermann Vorster and Cr Peter Young for voting against the application – and in doing so, follow the City Plan and the Legislation.
It now goes before Council for voting on Thursday 15 June 2023.
We're calling on Councillors to act in accordance with the City Plan and the Legislation when they vote on Thursday, 15 June 2023 – and REFUSE the developers 2022 Change Application OTH/2022/12.
Please sign our petition and spread the word as a matter of urgency. We need as many signatures as possible to STOP this MASSIVE OVERDEVELOPMENT.
