Urgent Community Appeal: Protect the Residential Essence of South Park Twp, Pennsylvania

The Issue

I am a resident of South Park, PA, living on Hilldale Drive. A business entity is seeking to establish their operations and activities in the middle of our single-family dwelling residential neighborhood. This not only threatens to dismantle the harmony of our community, but also sets a dangerous precedent for similar actions in other residential areas.

Commercial activities increase traffic congestion and noise levels significantly. Higher traffic volumes will create hazards in our residential neighborhood and will potentially increase accident rates. Additionally, introducing a commercial entity at the center of an R2 zoned neighborhood can negatively impact property values and daily routines for residents, not to mention welfare concerns and other potential disturbances that would disrupt our quiet neighborhood.

South Park Township Ordinance NO. 715 amends Ordinance NO. 556 ("ZONING ORDINANCE"), Article V: R-2 MEDIUM-DENSITY SINGLE-FAMILY RESIDENTIAL DISTRICT, K. The Township Zoning Ordinance at Article XVIII, Section 1806.B.(3) is inserted as follows.....: "In the R-2 Districts, only single family detached dwellings shall be permitted." R2 zones are specifically designed for single-family dwellings to maintain quiet neighborhoods free from commercial activities and to preserve the character of neighborhoods like ours by restricting said commercial activities. Allowing a business or organization to operate within an R2 zone directly contradicts these regulations.

Our streets are filled with children riding bikes, school buses and bus stops, dog-walkers, and our own resident herd of deer peacefully coexisting with us. We also have regular walkers and joggers from nearby neighborhoods who enjoy the serenity of our low-traffic street. This harmony is being threatened by the prospect of a business entity conducting activities that draw traffic and strangers right into the heart of our neighborhood. This is not just about my home; it's about preserving the safety, character and tranquility of our South Park community.

We must prevent setting this dangerous precedent. If the variance request is granted that allows a corporate entity to exist in a residential neighborhood, it opens the floodgates for others to follow suit - meaning any South Park resident could establish and run a commercial business out of their home simply by requesting a variance.
