Subject: URGENT: Email Now And Show Up Part 2 Public Hearing, May 12, Protect Weddington from Irresponsible Development

Dear Supporters,

Thank you for standing with us over the past 17 months as we've navigated Toll Brothers’ ever-changing proposals for the development known as Deal Lake, also called Eagle Crossing and Weddington Crossing.

We now face the most critical moment in this opposition, the VOTE!

 Please arrive early, seating is limited.

This is a historic vote. If approved, this project could set a precedent for future development in Weddington, especially on land with poor soils and no access to public sewer. The implications go far beyond one development.

🚫 Key Concerns:

Traffic & Schools: Increased congestion near Weddington schools and strain on already full classrooms, risking future redistricting 

Stormwater: No required stormwater/wetland protection plan has been submitted, violating the Weddington UDO (Appendix 2B).   

Clustered Septic Systems: Half onsite, half offsite with engineered panel block systems and grinder pumps, high maintenance, prone to failure, and a red flag for poor soils. Perc testing not completed on each lot.

Groundwater Contamination: Risk to local wells due to flawed stormwater and septic planning.

Waterways Degradation: Erosion and pollution threaten nearby lakes where residents swim and fish. Aero Plantation’s high-hazard dam could be impacted by silt and debris, potentially requiring expensive dredging. Toll Brothers refuses to do additional water testing as asked by town council. 

Incomplete Application: Multiple missing items, violating the Town’s own ordinance (UDO Appendix 2B).

Wildlife & Habitat Loss:

Bald Eagles: A nesting pair recently hatched two eaglets, “James” and “Kay,” named after Aero Plantation’s founders. All four eagles are now frequently seen in the trees around Deal Farm and perched in trees around Aero Planation’s lakes. 

Tricolored Bats: Confirmed on Deal Farm by Toll Brothers' own land developer, Robert Price. These bats are slated for endangered species protection by the U.S. Fish and Wildlife Service.

Tree Canopy Destruction: Habitat for eagles, bats, herons, hawks, owls, deer, and foxes depends on this canopy. Toll Brothers refuses to adhere to Weddington’s new tree ordinance! 

Environmentally Sensitive Land: The Deal Farm, Aero Plantation, and Mundy’s Run watershed are environmentally sensitive areas which calls for limited development , according to Weddington’s Land Use Plan. 

🛑 Toll Brothers’ Track Record in Weddington:

Bromley: Lake repeatedly filled with silt from stormwater runoff, now requiring a second costly dredging.

Enclave at Baxley: Ongoing quality and infrastructure issues; HOA has turned to the town for help.

Luna: Clear-cutting and removal of heritage trees in violation of the tree ordinance.

We are not against all development, we support responsible, well-regulated growth that adheres to the ordinances and protects our town’s beautiful and unique environment. But Toll Brothers’ application is incomplete and inadequate, and approval would risk the health, safety, and character of Weddington.

Let’s Keep the Pressure On

The Town Council’s duty is to protect the health, safety, and welfare of our community.

They’ve heard our opposition on “Deal Lake” and heard our voices at public town meetings and through hundreds of emails, stating “No Deal”!

Now, let’s show them once more: we are respectfully united, we are watching, and we expect them to do what’s right and REJECT this conditional zoning request.
