Toll Brothers has taken a major TOLL on Weddington!
Stop Weddington from becoming Toll Brothers Town!
Weddington residents, we need your HELP! Please read below and then email Weddington Town Council!
Together we will make our opposition loud and clear, united in protecting and preserving our small town!
We've been informed a town council member will not be attending the Toll Brothers "Deal Lake" Public Hearing on April 14 due to a prior engagement!
This puts us in a difficult position, as the town council could approve the development with a 2-1 vote. The mayor only breaks a tie.
Our request, to hold the public hearing at a larger venue, Weddington High School, has been rejected. Town Planner Greg Gordos has informed us the public hearing will be held at Weddington Town Hall.
The Town Council and town staff have been told there will be a large crowd of concerned Weddington citizens in attendance.
For now, mark your calendar for April 14, 7:00 pm, Weddington Town Hall. The date and location are subject to change! We will send out an update if changes are made.
We need everyone to EMAIL the Town Council the following information now! :
1. Ask that the public hearing be moved to May 12, or when all town council members can attend.
2. Request that the town council schedule the public hearing for "Deal Lake" at a larger venue, Weddington High School
3. State you are opposed to "Deal Lake" and provide a reason why; Some concerns you can include are:
• Concerns for increased traffic congestion and overcrowding of schools, causing a public health and safety issue.
• A desire to preserve environmentally sensitive lands areas, protecting the the diverse wildlife along Mundy's Run, including the federally protected bald eagles with two eaglets in the nest and the soon-to-be endangered tri-colored bats.
• Concerns for approving development with challenging soils that may not perc, putting the public's health, safety and welfare at risk
• Plans are not in harmony with Weddington's land use plan
• All Toll Brothers developments in Weddington are having major issues at the moment with a mix of uncontrolled stormwater runoff and quality issues, including Bromley, Enclave at Baxley and Luna.
• Toll Brothers application is not complete, therefore it should not be scheduled for a public hearing until it is.
• If approved, it will set a precedent for developers not fully adhering to Weddington’s Unified Development Ordinance and Land Use Plan, allowing approvals with incomplete applications.

Toll Brothers Developments With Ongoing Issues:
Bromley - Approved in 2012
Location: Hemby Rd
Severe stormwater issues due to improperly graded development, causing excessive water runoff and silt buildup in the lake. Homeowners have already faced costly dredging expenses, and another round will be needed soon.
Enclave at Baxley - Approved 4-25-2022 Location: Corner of Providence Rd and Hemby Rd
Homeowners forced to take over their H.O.A. before major issues were addressed by Toll Brothers and their management company. Residents left with major infrastructure issues and quality issues with their homes. Residents have been reaching out to the town of Weddington for immediate help.
Luna - Approved 12-11-2023 (More modern white farm houses)
Location: Weddington Matthews Rd
In November 2024, Toll Brothers brazenly began to clearcut the land on Weddington-Matthews Rd, for their upcoming residential development "Luna", cutting down many old heritage trees. Even though the town spoke directly to them, Toll Brothers continued to finish clearcutting the heavily treed property, while having an active application for a residential development "Deal Lake", under review with the town.
Chad and I were riding by the property when we witnessed one of the oak heritage trees being cut down. It was heartbreaking to watch.
Deal Lake - Not approved yet!
Location 610 Weddington Road
62 homes on Hwy 84 near Weddington schools, with alternative drip septic systems mixed with on and off site clustered septic systems, application is not complete, with many important items missing! Federally protected bald eagles are nesting with two eaglets on the Deal farm adjacent to our lake, along with federally protected and soon to be endangered tri-color bats, roosting down from the eagles nest. We have concerns for wildlife, stormwater and alternative septic systems not commonly used in our area, clustered septic near some neighbors wells, air pollution, noise pollution, light pollution, further congestion of roads and schools jeopardizing our public health and safety.
Help us stop this development from happening on the Deal farm. It's the last farm in Weddington and should be preserved with the right type of residential development, not clearcut by a developer whose model is maximum profit, building out developments quickly, leaving behind a trail of unresolved problems.

Weddington’s bald eagles are being monitored by Chad’s long zoom lens camera within our neighborhood in Aero Plantation. Baron and Piper are great parents taking excellent care of their healthy new eaglets “James and Kay” who are growing each day.
