Tanyard Commons & Brandon Shores Developments

The Issue

While I understand many residents are opposed to any development in the area, the reality is that development is inevitable. That’s why it’s so important for the community to get involved now—while there’s still a chance to influence the outcome in a meaningful way. The current proposals includes over 2300 townhomes and commercial space. However, there are no plans to diversify the housing options—for example, by including a 55+ community similar to Tanyard Shores. It's worth considering a more balanced development, like the one seen in Two Rivers in Odenton.

There are also concerns about the commercial space in Tanyard Commons. It may not be large enough to attract a major grocery store, and the current traffic volume along Marley Neck Boulevard may not support the type of foot traffic retailers look for. If the developer is able to secure tenants in advance, the commercial space could be a valuable asset—but without that commitment, there’s a real risk it could sit vacant long-term and become an eyesore.

One of the proposed developments include entrances on Marley Neck Boulevard, Tanyard Springs Lane, and Solley Road. With added traffic from both residential and commercial use, Marley Neck Boulevard could become significantly more congested. A traffic circle, rather than multiple lights, might offer a more effective solution for managing the flow of vehicles.

These are just a few initial ideas, and I’m sure many residents have additional suggestions and concerns. I strongly encourage everyone to contact our local elected officials and participate in the public feedback process to help shape this development in a way that best serves our community.
