Where things stand — and a big thank you!

Hi Everyone,

First, thank you. When we started this petition back in July, it was just a handful of us. We're now at 29 signatures, with new neighbors adding their names nearly every week — including longtime full-time residents and owners who bought land here specifically because short-term rentals were allowed at the time. That range of voices matters, and it's growing.

Here's where things stand.

The HOA board is continuing to work toward a covenant vote that could include an outright ban on short-term rentals. We've stayed engaged the whole way — respectfully and directly. Several of us have already submitted written comments to the board and the Covenant Committee, and the board has acknowledged receiving them. We're now following up in writing with specific questions, and a request to review the relevant Association records, because owners deserve a full and fair picture before anyone is asked to permanently change our covenants.

Our position hasn't changed, and it's a hopeful one: we don't have to choose between a total ban and no rules at all. Every comparable Colorado mountain community — Telluride, Steamboat, Summit County, Breckenridge — has found a smarter middle ground: licensing, occupancy limits, quiet hours, a local point of contact for every rental. Beaver Mountain Estates can do the same, and we'd genuinely rather get there working with the board than around it.

One important reminder. A recent change to how BME counts votes means that sitting out a vote no longer protects the status quo. If this issue matters to you, the single most important thing you can do is make sure your voice is counted when the covenant vote comes. So:

Make sure the HOA has your current mailing address and email, so you actually receive the ballot and notices. It has been raised by others thgat the only communications that are attempted by the BME HOA Board has been via email. Many of those emails bounce.

Help us reach 50 signatures — share the petition with any BME neighbor who hasn't signed yet.
