The Issue
I am asking for your support to redevelop the defunct Pine Ridge Golf Course into 80 single-family homes on one-acre lots or larger, with nearly 100 acres preserved forever as open space and public trails. This plan protects Pine Ridge from higher-density development, safeguards property values, and ensures this property is cared for long-term.
This is not a rezoning. The property is already zoned RUR (Rural Residential) and will remain RUR, which requires one-acre minimum lots. The Future Land Use (FLU) designation is RMU (Rural Mixed Use), which also remains unchanged. The only request is to remove the outdated Golf Course Overlay and replace it with a new overlay allowing no more than 80 one-acre home sites.
My family has deep roots in Citrus County. My father moved here in 1974, and my brother still lives here today. When I purchased the Pine Ridge Golf Course, it was with the intent to be more involved in the community. At the time, the course was still technically operating, but after taking ownership, I quickly saw why it was failing: a broken irrigation system, leased equipment removed, and declining play. It was unsustainable.
Faced with the choice of letting the property sit empty and decline, I am offering a realistic and responsible solution. This plan will:
Preserve nearly 100 acres as permanent conservation land with walking trails.
Add only 80 high-quality homes ($450K–$750K range) on one-acre lots, consistent with Pine Ridge’s character.
Reduce traffic and water usage compared to an operating golf course.
Prevent higher-density development that would forever change the community.
