Housing unaffordability is the result of artificial scarcity, created locally mostly by land use regulations and legislation, such as the ALR, environmental constraints and local governments. When there is demand to live in an area, the market should naturally respond by increasing the supply of housing.

Currently there is an enormous demand for housing by people who want to live in Penticton, which as of Dec 31, 2020, had only 103 homes for sale! Our “normal” inventory level is close to 300 homes for sale. There are literally hundreds, possibly thousands of people wanting to live here, so our current supply can only accommodate 5% to 10% of the demand. In an open market, prices are eventually going to reach a point where only the top 5% of those looking for a home in Penticton can afford it.
