Call for Solidarity to Fight Monster Plans

Sallynoggin and Glenageary call for solidarity to stop a development at the former Deerhunter site, which they say will be spatially contagious and set a dangerous precedent on height, density and deviation from zoning objectives across the Borough.

The campaign asks everybody to lodge observations/objections to Red Rocks proposals to DLRCOCO using the REFERENCE ID – LRD23A/0303 DEADLINE JUNE 13th

Several meetings held locally to discuss the chaos of a developer led planning system and its inability to provide housing drew large crowds from across the city including groups like ‘Love Dublin 8’ campaign, the Monkstown Road Residents Association, MARRA and the NoHighrise campaign.

Communities across Dublin are just sick to the teeth of plans for unruly development and the incessant battle ordinary people face to have their voice heard in a system where the property industry has huge lobbying powers and is heard at the highest level while the citizen is largely ignored. 

It’s important that we unite and stand together so we can shape our neighbourhoods and be part of building better communities. 

Here are some helpful points you can use to make an observation on these plans.

1. Zoning - the site is zoned NC NC Neighbourhood centre with the objective ‘To protect, provide for and/or improve mixed-use neighbourhood centre facilities’. It is not zoned for high rise, high density, blocks of apartments.
   Local Area Plan – Sallynoggin is one of the few areas in DLR that does not have its own Local Area Plan. There have been huge changes in the area and until a LAP is in place there should be no permission given on this site.
2. Overdevelopment and Density– while there is a need for housing in our neighbourhood this proposal with almost 200 units per hectare represents an overdevelopment of the site.
   Inappropriate Building Heights – the proposed building heights of up to seven storeys do not corresponds to the local character of area and negatively impacts people living in adjoining small cottages and modest two-story homes.
3. Design Scale and visual Impact of the Development – A seven storey building on top of a hill will be enormous will have a visually overbearing impact on the surrounding area.
4. Quality of Accommodation – Almost two thirds of the apartments are single aspect only and this is a poor quality of accommodation cramming as many units as possible on a small site.
5. Flooding - The field acts as a soak for rain water and there are concerns about flood risks and potential noncompliance with the floods directive.
6. Sewage – There are concerns about the ability of the current sewage network to cope with the increased pressure such a high-density development will put on it.
7. Wildlife – There have been reports of hedgehogs (a protected species under the wildlife act) nesting in the long grass. The applicant is relying on an old Environmental Impact Assessment that could not properly consider the flight paths of migratory birds.
8. Traffic chaos – this is an already extremely busy and dangerous junction. There will be hundred of people using cars at this small space with 80 carparking spaces and many more will undoubtedly seek to park in the nearby streets even more so during any construction phase.
9. Wind Tunnel/Funnel Effect – the design of the development creates a tunnel of tall buildings with and east to west aspect. This could create the effect of wind tunnel especially with strong Easterly or Westerly winds which will be amplified and directed onto a footpath, cycle track and roundabout. There has been no wind assessment submitted.
